Who are you?
Jeff Lindikoff – Born and raised in Portland OR, where I started my Real Estate Career 18 years ago.
Married to Michelle Lindikoff for 12 years and have 2 incredible boys, Kyle 10 and Luke 8. Moved to beautiful Bend Oregon in 2004 for the outdoors and quality of life.
Investment Property For Sale: What is your experience?
Prior to becoming a Real Estate Broker in 1993 to work with investors, I purchased my first property in 1989 and have not stopped since then. Over the past 18 years, I have helped thousands of new and experienced Real Estate investors purchase properties throughout the United States by introducing them to incredible investment opportunities that come my way via high integrity industry professionals who I have known and trusted for many years.
Investment Property For Sale: What is your real estate investing philosophy?
At Total Properties Solutions, LLC, we complete a thorough due diligence of each and every property that is presented to us and only introduce investment property for sale to our fellow investors that we would purchase ourselves. Each week we are introduced to several Real Estate investment opportunities and only introduce a fraction of those properties to our family of investors.
Investment Property For Sale: What makes real estate investing better than any other type of investment vehicle?
Unlike the roller coaster ride the stock market takes you on, Real Estate provides a stable investment vehicle if purchased correctly. Based on the price of the property you purchase, rents remain stable throughout the investment (in this economy, rents are on the rise and vacancy rates are at all time lows) giving you a return on your investment month after month regardless if the price of Real Estate goes up or down.
In addition, the tax advantages of Real Estate are much better than any other investment vehicle out there.
There is no such thing as a 1031 exchange for the stock market and in Real Estate, you are only taxed on your gain when you completely remove yourself from the investment. Also, you do not see banks providing loans for stocks or mutual funds which supports the fact that investing in Real Estate is better than any other investment out there.
How have you helped real estate investors?
We have helped over 2500 investors with their Real Estate investments since 1993. Many of these investors have purchased multiple properties through our group due to the positive experience they have had with their properties as well as working with our team.
We always put our real estate investors best interest first and will tell you if a property is not a good fit for their investment goals. While many other Real Estate investment club (s) or Real Estate investment0 networks(s) were telling you to purchase properties between 2007 and 2010 when the market was tumbling, we stayed out of the market. Since we jumped back in in 2010, we have not seen prices fall in any of the markets that we promote.
In addition, most all of the properties we bring to you are well below current market price giving you equity at the time of purchase.
Investment Property For Sale: What is your advice to those who have never invested in real estate before?
It is OK to be shy to pull the trigger on your first property. All of us were in your shoes with our first property. Understand that we do a very thorough due diligence on every property that we bring to you but we encourage you to do your due diligence as well. It is OK to ask questions and we believe there is never a bad question.
We encourage you to talk with other investors in our group that have purchased investment properties and will put you in touch with them. Know that we have your best interest in mind and are here for you before, during, and after your purchases.
What is your outlook on the real estate market?
With Interest rates at an all time low and prices of homes back to pre 2000 in many markets, Real Estate is still a very attractive investment for those that can take the emotion out of the equation.
In addition, as our population grows and building of new homes remains stagnant, we very well may see a shortage of housing in the not so far future in the US.
What do you enjoy on your spare time? (Hobbies / Activities)
The reason we live in the high desert of Central Oregon is to take advantage of the incredible outdoors. With the stunning Cascade Mountains less than 20 minutes to the West and the high desert to the East, we enjoy many of Central Oregon’s beautiful resorts and golf courses.
In addition, our family enjoys snow skiing at Mt Bachelor less than 30 minutes from our home and no stop lights between our driveway and the chair lift.
