Yes. Just about every property that we will post on the website are priced below market value.
That’s one of our criteria that we look for. When the seller brings property to us we check:
- Where is the property priced in the market?
- Are we getting a good value?
Usually we are about 10%-15% below market value on anything we put on our website.
And where we’re at, I really feel we’re near, we’re getting close to the bottom of the real estate fallout and if we were to drop another 10% I’d be surprised but that gives us a cushion to make sure we stay above market value…I’m sorry that we stay below market value…and very good buys for all of our investor clients.
Again, we REALLY do our due diligence. If somebody comes to us with a property HIGH we really negotiate the heck out of the property for the best possible value for our group.
